SCHEDULED SERVICE — LOS ANGELES COUNTY
Gate Maintenance
Scheduled tune-ups and inspections that catch worn rollers, weak springs, and failing sensors before they turn into a gate that won’t open. Regular maintenance from Heaven Gate Repair keeps your automatic gate running smoothly year-round and extends the life of your opener.
Why Gates Need Servicing
An automatic gate is the only thing on your property that carries several hundred pounds, several hundred times a month, outdoors, unattended. Nothing about that is gentle. Rollers wear flat, chains stretch, hinges drop out of plumb, and the opener quietly starts working harder to move the same gate – until the day it cannot.
Almost every emergency call we take was preventable. A roller that costs very little to replace seizes and takes the motor with it. A backup battery nobody checked dies, and the gate is dead the first time the power goes out. A photo-eye drifts a few degrees out of alignment and the gate refuses to close at all. Servicing a gate on a schedule catches those while they are still small parts, not a whole opener.
A maintenance visit also keeps the gate safe. Safety sensors, auto-reverse and force settings are what stop a gate closing on a car, a pet or a child – and they are exactly the parts that drift out of adjustment without anyone noticing.
The Service Visit
What We Check On Every Visit
Opener & Motor
Listen and measure under load, check gearbox, belt or chain drive, and the force settings the motor is running at.
Safety Sensors
Photo-eyes realigned and tested, auto-reverse and safety edges verified against a real obstruction.
Rollers & Track
Rollers spun by hand for flat spots and seizing, track cleared, straightened and checked for debris and rust.
Hinges & Posts
Hinges greased and re-torqued, posts checked for plumb and settling, welds inspected for hairline cracks.
Chains & Sprockets
Chain tension reset, sprockets and idlers checked for wear, drive components lubricated properly.
Battery & Power
Backup battery load-tested, solar panels cleaned and output checked, transformer and wiring inspected.
Remotes & Keypads
All remotes, keypads and intercoms tested and reprogrammed if needed, dead codes cleared out.
Hardware & Coating
Bolts tightened, corrosion spots wire-brushed and touched up before rust gets into the structure.
Service Intervals
How Often Should A Gate Be Serviced
It comes down to how many cycles the gate runs and what the weather does to it. Tell us your situation and we will tell you honestly what interval it actually needs.
Residential
Once A Year
A single-family driveway gate opening a handful of times a day is usually fine on an annual tune-up, as long as nothing sounds wrong in between.
Commercial & HOA
Every 3-6 Months
Apartment buildings, gated communities and commercial yards can cycle a gate hundreds of times a day. Those need servicing on a schedule, and we can set up a standing visit.
Coastal & Heavy Use
Twice A Year
Salt air near the coast, sprinkler overspray, and steep or oversized gates all accelerate wear. Twice yearly keeps corrosion and strain from compounding.
